3 levels of Title Report service:
Level 1. E&O report - One owner search for deeds, mortgages and liens on current owner this report will give you ownership and encumbrance records for the current owner.
Level 2. Expanded E & O Report - 2 owner search for deeds, mortgages, liens on last 2 owners You might want this report if property is owned by a financial institution. This usually means the prior owner was foreclosed on and you need to see this. You might also want this report if the property is known to be in foreclosure or pre- foreclosure.
Level 3. Full Search - 2 owners back for ownership and encumbrances plus an ownership chain going back to the statutory limit of your state. You might want this search if you know there is a problem with the title.
